Buying a home? Paying CASH! Get an appraisal.
Getting financing? Ask your lender for an appraiser that wont rubber stamp the number. Ask your lender how much of that appraisal fee actually goes to the appraiser.
Making the sale contingent upon the the property appraising for the contract price or higher? Guess what, unless YOU the buyer have been made an intended user of that appraisal, that contingency means little to the appraiser.
Selling a house? You might need an appraisal. If you live in a fairly homogeneous subdivision built out be a single developer, you probably don't need one. Do you want your agent patting themself on the back bragging about how fast they sold your home? Chances are you under listed it and left thousands on the table.
Market knowledge goes beyond simply knowing the neighborhoods. You have to know who the buyers and sellers are and what motivates them!.
If you do not need an appraisal, I will tell you so.
